Tourist licences in Jávea: what changes in 2026

· Nura Stays

In May 2026 Xàbia Town Council gave initial approval to amendment no. 41 of the General Plan to regulate tourist rental homes (VUT), with limits by area and a suspension of new permits for flats and apartments (multi-family housing). Detached houses are outside that suspension. The rule is not final yet: it went through public consultation and may change before final approval.

Informational summary based on public 2026 news reports. It does not replace legal advice or checking with Xàbia Town Council; the rule may change before final approval.

What has been approved

The council plenary of 28 May 2026 gave initial approval to specific amendment no. 41 of the PGOU. Its aim is to manage the growth of tourist rentals by setting a cap for the town and distributing it by area.

After initial approval, a public consultation period of 45 working days opened for objections. Final figures may change until definitive approval and official publication.

Who it affects

The suspension of new planning permits applies to multi-family housing, meaning flats and apartments in buildings. Detached villas and chalets are not included in that suspension, although they still need to meet Valencian tourism regulations.

  • Flats and apartments: new permits suspended while the rule is processed
  • Villas and detached houses: outside the suspension, subject to registration and requirements
  • Already registered homes: worth checking that paperwork is up to date

What we recommend checking

Before listing your home, check that it is entered in the Valencian Community tourism register, that the registration number appears in your listings and that the declared capacity matches reality.

If you are thinking of buying to rent out, ask about the property's tourist status before signing: the exact address and type of property make all the difference.
